Eligible accidental physical damage up to $2,000 aggregate per reservation.
Floors and soft goods
Drink, food, makeup, or accidental spills staining a rug, carpet, sofa, chair, or mattress beyond normal cleaning.
Furniture
Accidentally tipping or cracking a chair, table, bed frame, nightstand, dresser, or luggage rack during ordinary use.
Decor
A lamp, mirror, framed picture, vase, or decorative object accidentally knocked over and broken.
Walls
Luggage, door handles, or moved furniture causing a new hole, deep dent, or material gouge in a wall.
Doors and locks
Accidental impact breaking an interior door, handle, hinge, latch, or approved smart-lock component.
Windows and screens
Windowpanes, patio-door glass, or screens accidentally cracked or torn by an impact.
Window coverings
Blinds, shutters, curtains, or curtain rods accidentally broken during normal operation.
Kitchenware & appliances
Dishes, glasses, cookware, coffee carafe, blender, toaster, or small countertop appliance dropped and broken.
Kitchen & bathroom fixtures
Refrigerator shelves, cabinet doors, toilet seat, towel bar, shower door, mirror, faucet, or vanity component accidentally cracked, chipped, or broken.
Brief water event
A brief, unexpected sink, tub, toilet, or appliance overflow causing physical damage when reported immediately.
Electronics & amenities
Televisions, remotes, speakers, game consoles, pool cues, arcade controls, beach equipment, or outdoor furniture broken during permitted use.
Authorized pets
Accidental stain, scratch, or breakage caused by a disclosed and authorized pet subject to all pet rules.

Intentional or Illegal Conduct
Vandalism, malicious acts, theft, criminal activity, or deliberate destruction.
Gross Negligence
Reckless behavior or an obvious failure to exercise reasonable care.
Rule Violations
Unauthorized events, parties, exceeding occupancy limits, smoking/vaping inside, or unauthorized pets.
Normal Wear and Maintenance
Aging, deterioration, mechanical breakdown, pre-existing conditions, worn seams, or old appliance failure.
Cleaning and Contamination
Routine or excessive cleaning, odors, excessive trash, biohazards, or remediation without covered physical damage.
Loss and Disappearance
Missing or lost items, cash, keys, unexplained shortages, or unreturned remotes.
Guest Property and Personal Injury
Damage to guest personal belongings, vehicles, watercraft, bodily injury, medical expenses, or personal liability.
Indirect Loss
Lost rent, business interruption, fines, penalties, or consequential damages.
Late or Concealed Report
Failure to report promptly upon discovery, concealing damage until after departure, or refusing inspection.
Amount Above Limit
The portion of eligible accidental damage exceeding the unused $2,000 aggregate reservation limit.

Common Questions
Is the Peace of Mind Waiver mandatory?
Yes โ the waiver replaces our previous security deposit. Rather than freezing hundreds of dollars on your credit card, you pay a flat $74.99 one-time fee and you're fully protected for up to $2,000 in eligible accidental damage.
What happens if something breaks by accident?
Simply report it to us before you check out. We'll handle the rest. As long as it falls under our covered accident categories and is within the $2,000 aggregate limit, your financial liability is waived.
Does this cover my personal belongings or injuries?
No. This waiver is specifically for accidental physical damage to the property and its furnishings. Personal belongings, bodily injury, and vehicle damage are not covered. We recommend guests carry their own travel insurance.
What if damage exceeds $2,000?
The waiver covers the first $2,000 of eligible accidental damages per reservation. Any documented costs above that threshold remain the guest's responsibility.
Is the waiver refundable?
The waiver fee is non-refundable in most circumstances. If you cancel your reservation and receive a full refund per our cancellation policy, the waiver fee is also refunded.
Does this cover intentional damage or rule violations?
Absolutely not. Intentional damage, vandalism, violations of house rules (like unauthorized parties, indoor smoking, or unauthorized pets), and gross negligence are all excluded from coverage.
